Insurance solutions for strata managers and managed portfolios

Manage residential, commercial and community title portfolios with insurance placement, renewal and claims support from Marsh’s strata specialists.

Managing strata risks across your portfolio

Strata managers face risks including extreme weather, building defects, cladding, rising construction costs, lithium-ion battery fires and cyber threats.

Underinsurance, overinsurance, disputes and higher-risk commercial tenants can also affect managed properties. Cyber incidents may target trust accounts, supplier payments and sensitive client or homeowner information.

Marsh can help prepare risk information, review insurance arrangements and manage renewal discussions. Support may also include valuations, property surveys, EV charging assessments and catastrophe modelling.

As each policy wording differs, please carefully read the insurance policy documentation provided to you by Marsh, which will contain the precise wording. Always reach out to your broker if you have any questions

Understanding commission disclosure changes

NSW strata managers must disclose certain commissions, financial interests, supplier relationships and broker fees. Insurance quotes must include an itemised breakdown of relevant costs.

Strata managers should monitor current requirements and review how remuneration is disclosed to owners corporations.

A broker can gather information about construction, occupancy, insured values, claims and maintenance. For commercial properties, insurers may also need details about tenant activities, stored materials, fire protection and surrounding exposures. The insurer decides whether to offer cover, coverage terms and whether a claim is covered by policy wording.

Marsh can help present properties affected by defects, cladding, catastrophe exposure, higher-risk occupancies or significant claims. For cladding concerns, insurers may request product details, building reports or an assessment by a qualified fire engineer. Insurance availability, cost and terms cannot be guaranteed.

Marsh can coordinate insurance information and renewal preparation across a managed portfolio. Each building will still be assessed according to its construction, use, location, condition and claims history.

A broker can review values, claims, maintenance, defects and occupancy changes before renewal. Maintenance records for plumbing, roofing, electrical systems and completed repairs may also support renewal discussions. Marsh can then manage insurer discussions and explain changes to policy terms.

Marsh can help register the claim and coordinate information requested by the insurer. Once all required information is received, Marsh aims to send the claim to the insurer within one business day. Marsh can also share updates, help explain insurer decisions and advocate during the assessment.

Useful information may include valuations, construction details, occupancy, tenant activities, claims, maintenance records and engineering reports. Current valuations can help assess whether insured values reflect rebuilding costs rather than the property’s market sale value. Accurate information can help insurers assess the property. It does not guarantee particular terms or pricing.

Marsh can support residential, commercial, mixed-use and community association schemes. The wider strata hub will provide separate pathways for different building types and state-based requirements. Cover options will depend on the property and applicable policy wording.
